2019 is a good time for Connecticut. We have a superior location, climate, quality of life, cost of living, educational and recreational resources, right between Boston, Brattleboro and New York City. You may think taxes are an issue, yet tax costs about the same or more in New York and New Jersey, and the major challenges facing the state have been identified. You don't get filet mignon when you order a cheeseburger, and you don't get low taxes without compromise. Living in Connecticut is convenient, enjoyable and comparably affordable. Just think about how much everything costs in NYC or how far you may have to drive to buy anything in a rural state with low taxes. Here in my Greater New Haven Milford CT market inventory at entry level pricing may continue to be in short supply relative to demand. The higher end of my market has significant inventory requiring proper pricing, since qualified, educated buyers are patiently seeking true value. Mortgage interest rates are higher than they were in 2014, yet historically low around 5% based on better financial qualifications and your lender. Owner occupants will transform cities by moving into multifamily properties to seize the rental income and tax advantages. As of Jan 7, 2019 Connecticut and Milford-New Haven Metro real estate is still in what I identify as "The Carr Value Shelf", isolated movement in stable prices with some increase in volume, and 30 year fixed mortgages around 4.5% (with your good financial history). National newschatter is starting to talk about a slump in bigger metros, which may create demand *IMO* since CT has not experienced notable appreciation while maintaining values since 2012. Buying is still a better investment over 30 years than renting as I discuss in my article #HomeOwnershipBuildsWealth.
There are multiple options for people buying property under $300,000 to access CHFA mortgages, including plans for teachers, police, first time and fix up buyers. Some people are evaluating the cost benefits of becoming owner occupants in multifamily to procur home ownership with a lower monthly cost, while some people with 401Ks and IRA are seeing the potential of investing in real estate as a way to diversify their retirement plan in an everchanging global economy. All people are evaluating their basic housing needs in relation to their resources, community and life stage.
